Abandoned village in the Pyrenees with 400 hectares area to rebuild

The property is located in a secluded area in the Pyrenees in the province of Huesca; near the famous mineral spring LAS VILAS DEL TURBON. The village is situated on a south-facing plot of the south slope of a mountain. It is oriented to the south and is thus exposed to the sun all day. At an altitude of approximately 1300-1350 meters above sea line, there is a great view of the surrounding valleys.

A better location in the topography is hardly conceivable. The village has a 400ha large area consisting of 80% wood. There are also feral orchards of the original inhabitants. The whole area extends from about 1,100 m above sea level to about 1,500 meters above sea line.

On the plots there are 7 natural water sources. Obviously, this is an area that is not contaminated with environmental toxins or electromagnetically. The village should be restored and expanded, according to the competent authorities. This is an absolutely closed possession, the access road ends in the village belonging to the field. No roads or water rights could belong to others. All land is currently connected to a road, which leads to the access road, separated by a fence and gate, so it is therefore an absolutely private land due to the topography. An absolutely exceptional property in the original nature of the Pyrenees.

All buildings are made of solid stone but are in ruinous condition. All roofs have collapsed.

After consultations with the competent authorities the following construction can be approved:

Demolition ofexistingruins andreconstructioninthe amount ofabout 20 housesof medium size.The creation ofanother 20housesas an extension ofthe village.Urban planning isdifferent fromthe existing structureof the village,the constructionpermitted.Buildingauthoritiesexpect: houses with rustic style,but nota typical Pyrenean buildingis required.

  3. About 5 additionalhomes in theareaof the town ofnew construction.
  4. Adda campsite withcapacity for 30seatswith smallbungalowsof 60m2.
  5. Moretownhousesin the gardensdistributedunder consultationtoplanning authorities,therequirementsonfire safety andextinguishing devicesmust be fulfilled.

Chronology

Short term: start with the reconstruction of the village, about 20 houses.

Medium term:
After the granting of additional licenses, new construction of 20 additional houses (extension) and 5 houses more in the village. It can be built the camping area. Creation of the community center.

Long-term:
(Approval Period term 1-2 years) Can be built in the plot more independent houses. (Number not yet agreed with local authorities)
  

Electricity supply

The electricity connection is not present at the moment. 6 km of distance to the nearest line. But as can be seen, the old village had electricity, which means that the new electricity supplier is obliged by law to also supply the new town with electricity.

Additional taxes

The local forestry authority has the right to use the forest land, and in return maintains the forest paths and maintains the forests.
The right to use the forests can be initiated paying a fee to the Forest Service. There is not other fees to pay for the way rights, water rights etc.
