The house will be constructed in highly insulating materials.  All outer walls will be built with highly insulating breeze blocks of YTONG.  The roof will be insulated with 12cm polystyrene or equivalently, all thermal bridges will be avoided consequently.  External doors and windows will have profiles according to German standards and thermal insulation glazing.

Detailed construction specification

General

The Seagullhouse Villa will be constructed on a generous plot of 1.800 m2 with seaview.

Car Spaces

On the plot are in total 4 car spaces, 2 of them are roofed.

Builging Shell

Exterior walls

The exterior walls are built with 36,5 cm strong YTONG building blocks. YTONG building blocks have the best thermal insulation values of all currently available wall materials on the majorcan market.

Terraces

All terraces will be covered with terracotta tiles.

Inner walls

The inner walls are of 10 to 25 cm strength, depending on the static demands and are built as well with YTONG building blocks.

Ceilings

The ceilings are made of reinforced concrete, as per static standards. They are equipped with floating screed and footstep sound insulation and airborne sound insulation according to german norms. The ceilings of the crawlway are built with spanish hollow floor fillers.

Staircases

The staircases are made of reinforced concrete, as per static standards. The steps will be covered with terracotta tiles, the risers will be plastered with 2 layers of plaster, the same as the facade plaster.

Roof

Roof structure from bottom to top:

The roof consists of anorganic shaped construction of wooden beams which can be seen from below. On the wooden beams majorcan clay tiles, which can be seen from below, will be applied. On the clay tiles, different layers of base, insulation and sealing will be applied. The last covering layer consists of concrete which will be painted with a white sealing paint. The base layers of concrete will be connected statically with the wooden beams. The wooden beams will be painted with ecological plant colours (for example Biofa). The insulation value of the roof construction is equivalent to about 12 cm conventional insulating material. The roof edges will be formed in a way to collect rainwater on the low points and redirect it to the rain water cistern.

Facades

Exterior rendering

The exterior rendering consists of 2 layers:

- a undercoat plaster on cement base and

- an ecologic, coloured finishing coat on chalk base with colour pigments of natural materials by the majorcan company Unicmall

Interior work

Windows

All windows are premium wooden windows in natural colour with a thermal insulation K < 1,5 of German import with tight-closing profiles, according to German norms. All windows and window elements are tilt & turn as far as its technically possible. Sky light over the stairs with glazed pyramid in thermal insulation safety glass.

Floor covering

The floor tiles are made of terracotta. Optional artistic ornaments and inlaid works will be integrated.

Railings

All railings in interior and exterior areas consist of stainless steel.

Ceilings

All solid concrete ceilings are rendered with white gypsum plaster. All remaining ceilings are visible wooden beams with majorcan clay tiles.

House entrance door

The house entrance door consists of solid wood in natural colour with three-point safety locking, profile seal and security cylinder. The locking is synchronized with the basement door and the storage room on the ground floor.

Interior doors

The interior doors are veneered and imported from Germany. They have an all round rubber seal, stainless steel fittings and are made of real wood veneer and open-pore glaze with ecological plant colour. The colour can be chosen by the client.

Bathrooms

The floor covering consists of a natural pebblestone mosaic in a colour according to the customers choice.

The wall tiles consist of a natural pebblestone mosaic in a colour according to the customers choice. The tiles are all round until a height of 1,20 m, in the area of the sink to a height of 2,20 m and in the area of bathtub and shower up to 2,60 m. The remaining surfaces are made of ecological coloured lime cement plaster like the remaining interior rendering.

The mirror is embedded in the pebblestone mosaic and has mosaic framing of 20 cm width in contrasting colour.

The shelfs will be covered with mosaic tiles or pebblestone mosaic, depending on the clients preferences.

The washbasin, bath objects and fittings are by the company Rocca. Standard objects in white, or a company with equal quality.

The showers are created at floor level with the same floor covering as in the bathrooms.

In all bathrooms is a towel heater.

Heating/Climate

Floor heating with oil or gas heating, fireplace.

Electrics

Standard basic installation, according to architect plans.

Intercom system

The entrance gate at the street is equipped with an interphone and a video camera. Screen and interphone are at the house entrance door.

Alarm system

The building is secured with wireless motion sensors.

Safe

Safe ca. 50 x 70 x 40 cm with key.

Pool

Big infinity swimmingpool including pool lighting, circulation pump and filter system.

Entrance gate

Entrance gate with automated gate door opener.

Access area

The access is designed with coloured stamped concrete in natural stone look.

Water supply

Water supply through a city water connection. The watering of the garden is based on a rainwater cistern. Waste water disposal through connection to the public sewage.

Sealing

All floors and natural stone surfaces are cleaned and sealed.

Earth excavation:

As the earth excavation can not be calculated exactly, the earth excavation is not included in the fixed price. It will be executed on customers order on invoice.

Relevant for the execution of construction work are the authorised construction plans and their interpretation by the responsible architect.
