Here is the construction specification of the building according to the original planning. The planning and execution was changed afterwards by the principal. Changes in the final building are therefore possible.

All exterior walls are made from highly insulating aerated concrete blocks Ytong brand. The roof is insulated with 12 cm styrodur or equivalent, all thermal bridges are consistently avoided. Exterior doors and windows profiles are obtained by German standards and heat-insulating glass.
External walls: The external walls are made of concrete blocks of the company YTONG, 36.5 cm thick.. The stones block the Fa. YTONG have the best insulator of all wall materials that are currently available on the Majorcan market.
Terraces: All terraces are covered with terracotta.
Interior walls: The interior walls are 10 to 25 cm thick, depending on the static requirements and are also made of YTONG blocks.

Windows: All windows are high quality wooden windows with natural finish with a heat-insulating glass K <1.5 from German import with tight-fitting profiles according to German standards. Ceiling design: All solid concrete floors are cleaned with plain white plaster. All remaining ceilings with exposed wooden beams with Majorcan clay tiles.
Entrance door: The entrance door is made of solid wood with natural finish with three-point safety lock, door seal and safety profile lock cylinder. There is a single key to the door to the basement room and utility room on the ground floor.
Interior doors: The interior doors are veneered German import with rubber seal, with real wood veneer and open pore glaze with organic plant-based colors, color according to the customer and equipped with stainless steel fittings.
Bathrooms: The floor is made of natural pebble mosaic with the color selected by the customer. The wall tiles are made of natural pebble mosaic with the color selected by the customer, margins up to 1.20 m in height, ranging from hand sink to 2.20 m high and in the range of bathtubs and showers up to 2.60 height. The remaining surfaces are made from organic, solid-colored cement-like the rest of the interior plaster. The mirror is introduced into the pebble mosaic with a frieze framing of about 20 cm width with colored pebble mosaic. The shelves are with mosaic tiles and pebble mosaic is the customer's choice.
The hand sink, bathroom fittings and fixtures were supplied by Rocca, standard objects white, or a company with similar quality. The showers are at ground level run with the same floor as in the bathrooms. In all bathrooms there is a heat towel holder.
